As a lead consultant within the Pelican Waters project team, JFP plays a major role in overseeing design, layouts, planning approvals, surveying, land titling and project co-ordination for the Pelican Waters Southern Lakes project. This project represents the final major development area of the broader 800-hectare Pelican Waters master-planned community.
JFP’s urban design expertise is being applied to create a unique, identifiable sense of place based on the site’s waterfront setting, whilst respecting the environmental attributes of the locality and meeting key requirements for site yield and density. The project diversifies the range of residential products to include conventional, small lot and terrace housing, supplemented by medium rise residential, retirement and aged care forms to meet emerging market demand. Those use are well-serviced by active, engaging and interconnected parkland and waterfront recreational settings and commercial, marina and community facility uses.
JFP has creatively formulated and negotiated the approval of development applications for the project, including the preparation of detailed site development standards and minor change applications. Services also include the ongoing application, interpretation and refinement of the site’s Preliminary Approval, Planning Area Code and Infrastructure Agreement documents.
JFP also undertakes all land, air and water-based surveys for the project, and facilitates end-to-end project delivery through the provision of construction set-out and as- constructed survey services, survey plan preparation, plan sealing and specialist consultant co-ordination.
Work on Pelican Waters Southern Lakes supplements JFP’s extensive experience in the design, planning and delivery of Master Planned Communities. The project showcases the benefits of a collaborative approach with the broader project team and Council, and the use of emerging technologies to facilitate timely, efficient and integrated project outcomes.
