The Koala Farmland Fund 1 (KFF1) is an unlisted managed investment fund that purchases farmland in Queensland to develop additional income streams through biodiversity offsets. The main target is koala biodiversity offsets which are then combined with other income streams associated with the property and farmland capital growth to provide returns for investors. The Fund looks to purchase properties within Queensland and to manage the offsets for developers through growing, maintaining and reporting on these offsets. The farms are upscaled or improved and can ultimately be sold as lifestyle blocks.
JFP’s Digital Solutions team was able to assist KFF1 to identify potential Environmental Offset sites across Moreton Bay by using the JFP Maps – Site Opportunities tool. Search parameters including Site Area, Planning Overlays, Zoning and Infrastructure can be considered by JFP’s Site Opportunities algorithm to identify potential sites. The sites identified by the algorithm were then reviewed by KFF1 in conjunction with JFP’s Town Planners to confirm their suitability. Over 80 potential Environmental Offset sites were identified across the Moreton Bay region for KFF1 to further investigate.
