URBANe OPINION – BCC Amendment Package

Key issues for future developments within Brisbane resulting from Council’s most recent amendment to City Plan.

  • Development in the Emerging Community Zone will now largely reflect the Low-Density Code. That means that Dwellings Houses at a density of 18/ha are to be the dominate form of development. Multiple Dwellings up to 24/ha will only be supported on sites within 400m of a higher order centre & high frequency public transport.
  • For multiple dwellings a minimum 2.7m floor to ceiling height will be required
  • For developments of <10 multiple dwellings no communal open space will be required. Updates to what counts as deep planting are also proposed.
  • Reference has been added for the supply of Trunk Infrastructure in line with the Long-Term infrastructure Plan.
