The Last Peg Hammered into Place for Iconic Master Planned Community

Twenty-three years after inception, JFP has  placed the final peg for the Peregian Springs and Coolum Ridges residential estates, which together form an iconic 3,000+ lot Sunshine Coast Master-Planned Community. Completion of this Master Planned Community represents a significant milestone in the history of residential development on the Sunshine Coast.

The development has come a long way from the initial sketches for the rezoning of land for residential lots and a golf course in the late 1990’s. Peregian Springs was initially developed by FKP, which was created by the 1998 merger of established Queensland based development companies, Peter Kurts Properties and the Forrester Parker Group.

Ideally located, just west of the Peregian Beach and Coolum Beach, Peregian Springs was one of the few large scale urban residential opportunities available north of the Maroochy River.

It has become an exemplar Master-Planned Community, offering a diverse range of housing options including detached housing, multiple dwellings, aged care and retirement living, as well as shopping centres, schools and key sport and open space linkages focussed on the prestigious Peregian Springs Golf Course.

JFP has provided town planning, urban design and surveying services for the life of the project for FKP (now AVEO). In addition, it also provided Engineering & Landscape Architecture services to a number of Clients who bought englobo sites for redevelopment.

As a requirement of the first stages of the development, the Peregian Springs Master Plan was created to guide future development. It sought to create high standards of liveability, connectivity, community focus, a “sense of place” and the protection of conservation areas. JFP’s Urban Designers worked closely with AVEO and the wider consultant team, to deliver a Master Plan that reflected best practice and achieved excellent commercial and liveability outcomes.

Peregian Springs has evolved to house approximately 5000 residents in a landscaped setting within a community that has a strong sense of identity.  It includes schools, child care, Aveo Retirement and Arcare Aged Care, neighbourhood shopping centre, golf course, along with 2000 lots and townhouses. Over 81 hectares of the site has been dedicated as open space.

With the early success of Peregian Springs, FKP embarked on the next expansion of the development, Ridges. Situated south of Peregian Springs off the Sunshine Motorway, Ridges was underpinned by the Ridges Master Plan which articulated the intended planning outcomes, preferred land uses and residential densities.

Once again, JFP was instrumental in creating a well-connected urban design layout comprising key open space and fauna movement linkages, together with a mix of low-density housing lots, multiple dwellings, commercial and retail areas. In total, approximately 1500 dwellings have been established at Ridges, together with over 52 hectares of open space.

Significantly, Ridges was created as a Community Title Scheme development, with a principal Body Corporate structure enabling the delivery of an exceptional standard of amenity. JFP’s surveyors provided their expertise in the creation of the layered community title scheme at such a large scale.

JFP remains extremely proud to have been associated with the delivery of such an iconic residential community that will continue to be a desirable place to live for generations to come.

I was first involved in the layout designs of Peregian Springs in the late 1990’s.  Ridges followed a few years later on.  Now, twenty odd years later, both estates are nearing completion.  There’s a sense of satisfaction knowing those layouts have become reality… that the many families who had the opportunity to build their homes at Peregian Springs and Ridges are now enjoying the Sunshine Coast lifestyle.

I was involved as the Surveyor setting out infrastructure for HALL CONTRACTING and also working with AVEO for any survey they needed. It is satisfying to see a job to completion and to get to see the end product of years of work and hopefully to get to work with the people at HALL CONTRACTING and AVEO again.
